The National Association of REALTORS® has recently introduced a great new resource called The REALTORS® Property Report. Not only an excellent tool to assist REALTORS® in determining the fair market value of homes, RPRTM provides photographs, charts, and graphs to illustrate market conditions, recent sales data, location of distressed properties, and other salient information about a particular address, whether or not the home is on the market. This report can be tailored to specifc buyer and seller needs. One of the most impressive features of RPRTM, is the ability to create easy-to-read PDF reports which can be e-mailed and/or printed for clients. House Staging Tip for Sellers:
Clutter Be Gone! Buyers have a hard time envisioning their own possessions in your home when surrounded by family photos, souvenirs from past vacations, or excessive pieces of furniture in their pathway. Less is more! Stow away your clutter and work toward neutralizing your decor and creating a "clean palate," so-to-speak. Avoid barren or emply spaces, though. Most designers suggest placing groups of three decorative items on tables or mantels so as to create a balanced look.

What are Home Loans?
USDA stands for United States Department of Agriculture. A USDA Mortgage provides a low-cost insured home mortgage loan to buyers within a certain income limit who plan to puurchase a home in a rural or sem-rural setting.
A USDA Guaranteed Loan is 100% Government insured and serviced by direct lenders that meet federal guidelines.
NO DOWN PAYMENT! NO PMI! Loan terms are for 100% financing therefore no down payment is required. There is no monthly PMI, but USDA loans require a 3.5% (formerly 2%) Guarantee Fee that is financed into the loan. Since there is no monthly PMI the mortgage payments are typically less than other loans.Rural areas include open country and places with population of 10,000 or less and—under certain conditions—towns and cities. FEMA Remapping Flood Zone Areas
Beginning in 2003, the Federal EmergencyManagement Agency(FEMA) began to remap flood zones throughout the country, taking into account changes along waterways brought by development, storm patterns, and cyclical weather trends. With new and improved technology, it has been easier to assess the risk of flooding more accurately
It is feasible that a property previously not in a high-risk flood plain could now be categorized as such. What this means is that homeowners would need to purchase the required flood insurance for those properties previously not identified as being at risk for flooding. On the other hand, some properties previously identified as being in a flood plan, may no longer be in that category.
Mortgage lenders require flood certification as part of the loan underwriting process. Some government-backed loan programs, specifically USDA, exclude flood-zone properties.

First impressions are lasting ones! When placing your home on the market, it is critical to spruce up the outside as well as the inside. Looking at your home through the eyes of prospective buyers means just that...putting your emotional attachments aside and examining the lawn, sidewalk, front steps, railings, porch, front door, bushes and other landscaping objectively. What this means, is for you to imagine that you are discerning buyers. Details do matter! If buyers are greeted by cracked sidewalks, crumbly steps, peeling paint, loose or rusty railings, out-of-control bushes, crabgrass, and, heaven forbid, cobwebs hanging from the front door, they tend to form a negative impression about how the interior of the home has maintained. It only takes two or three seconds for this subliminal message to formulate in the brain. Even if you do not have a fancy entryway, you can optimize the buyers' approach to your home by strategically placing colorful flower pots, trimming hedges and bushes, cleaning the porch steps, and, if necessary, hiring a professional to shore up steps and secure railings and bannisters. Nothing is more inviting to buyers that a clean, crisp, and fresh entrance to your home, something that will set the mood for something better to come once inside.
IRS Guidelines & Form 5405- Home Buyer Tax Credits
Did you know? The Seller's Property Disclosure (SPD) is required to be completed by the seller of a residential property at the time a home is placed on the market. The SPD asks the seller specific questions about the home pertaining to mechanical and structural items: water supply, age of roof, type of plumbing, electrical panel box, flooding/water leaks, recent repairs, etc. It is essential that the seller complete, sign and date this form, explaining any items of potential concern to buyers in detail. If, for example, the seller has added a room on to the home or remodeled a kitchen, the SPD asks if and when permits were obtained. Not to be used in place of a home inspection, the SPD is designed to make potential buyers aware of the overall maintenance history of the home. Rule of thumb: It is better to overdisclose than underisclose.
Money Saving Tip- "The 5-Year Plan"
Buying a home is probably the largest single investment you will ever make. Each time you buy and sell a house, you pay significant transaction fees such as 1% transfer tax, mortgage lender fees, title insurance, and pre-paid taxes, for example. Plan ahead! Project where you want to be in 5 years, the average length of time it takes to recoup initial closing costs and build some equity in your home. Consider location, size of home, school district, and nearby amenities when making your purchase. Look for a home which you could maintain and improve during your ownership in order to maximize your net proceeds after selling it and moving up to the next one. Do your "home work" by keeping track of sales prices in your neighborhood and comparing your home's amenities and overall condition to those which have sold. Remember, though, that the real estate market fluctuates, so don't become fixed on a particular range. Rather, keep current by getting periodic "market snapshots" from Internet-based programs.

FHA Loans- The Power of Assumability (from Keeping Current Matters)

FHA loans carry a great advantage...they are assumable! What this means is that future qualified buyers may take over the original home owner's loan which, in today's financial climate, would be at a historically low rate. For example, a buyer five years from now can reap the benefit of a 4-4.5% mortgage loan by assumption rather than initiate a new one at a projected normal rate of 5.5-7 % interest rate. This unique, powerful benefit translates into sizable savings in monthly mortgage payments. Additionally, as mortgage interest rates increase, homes with assumable mortgages would be more attractive to home buyers and, therefore, create higher value.

Protect your home...when you buy or sell. As a real estate professional, I can attest to the value in purchasing a home warranty. What this means, plain and simple, is risk management. If you are looking to place your home on the market, consider the benefits of covering the electric, mechanical, plumping, heating/cooling equipment WHILE your home is listed. This coverage protects you, the SELLER, from major expenditures if the home inspection reveals major or minor problems needing correction prior to settlement.
When buying a home, it is very important to obtain a one-year warranty on your home, effective the date of settlement. Ideally, BUYERS would incorporate the home warranty into the Purchase Sales Agreement, asking the SELLERS to pay for that coverage. If the home warrany is not negotiated in the contract, I would strongly recommend BUYERS to protect their investment by ordering a home warranty.
Past clients have contacted me over the years to share how the AHS Warranty saved them time and money when unexpected problems arose with heat pumps, air conditioning compressors, diswashers, hot water heaters and garbage disposals. Many of these folks were pleasantly surprised when AHS replaced these items at minimal cost. Palladian window A large window that is divided into three parts. The center section is larger than the two side sections, and is usually arched. Renaissance architecture and other buildings in classical styles often have Palladian windows.
The term "Palladian" comes from Andrea Palladio, a Renaissance architect whose work inspired some of the greatest buildings in Europe and the United States. Modeled after classical Greek and Roman forms, Palladio's buildings often featured arched openings.
Architectural Shingles Architectural shingles, also known as laminated or dimensional shingles, create a distinctive 3-dimensional appearance on the roof line. They are designed to last for 30-50 years. Considered among the highest quality roofing products, architectural shingles do not require additional support under the roof. Attractive to builders because of their ease of installation and ability to withstand extreme temperatures and severe weathering, architectural shingles are often available with a lifetime warranty. It is the combination of asphalt and minerals that makes architectural shingles strong and flexible.
Mansard or Mansard Roof
A style of hip roof characterized by two slopes on each of its four sides with the lower slope being much steeper. The story formed by a mansard roof is usually called the garret.
Balustrade A row of short, upright columns or urn-shaped supports and the railing connecting them. Used as a stair rail and also above the cornice on the outside of a building.
